Guardian Of The Flame Charity Hockey Tournament

First of all...APOLOGIES!! 

I haven't posted in a very long time!!

I was privileged to be a part of a charity event called the Guardian Of The Flame hockey tournament. I do several charity tournaments every year but this one was extra special because it was dedicated to the Special Olympics. Now one thing that made this tourney so special was because we had a special athlete play with us for an entire game. It was truly a privilege and an inspiration to play with this young man who's name was Andrew. He has down-syndrome, but when he plays the game it's like he doesn't even have this disability. I was privileged to play on a line with him quite a few times and I even managed to assist on a COUPLE (out of 4) of his goals! He also gave me a beautiful pass in which I happily put into the net!

NOW IS THE TIME TO SELL!!! SIMPLE SUPPLY AND DEMAND, FOLKS!



Have you thought about selling your house? 

If you thought about selling your house this year, now may be the time to do it.  The inventory of homes for sale is well below historic norms and buyer demand is skyrocketing.  We were still in high school when we learned the concept of supply and demand: The best time to sell something is when supply of that item is low and demand for that item is high.  That defines today's real estate market.

Johnathan Smoke, the chief economist of Realtor.com, in a recent article revealed: 

"Our preliminary review of April activity on Realtor.com shows that traffic, searches, and listing views are up more than 35% over last year.  With 3 million jobs created and close to 1.5 million new households formed in the past 12 months, many more people want a new home of their own, and they want it bad.  Their patience will be tested with tight supply - indeed, the No. 1 impediment of active shoppers in April was not being able to find a home that meets their needs."

In this type of market, a seller may hold a major negotiating advantage when it comes to price and other aspects of the real estate transaction including the inspection, appraisal and financing contingencies.

Bottom Line

As a potential seller you are in the driver's seat right now.  It may be time to hit the gas!

A Little Shout Out To An Amazing Local Brewery!

So here's the scoop. I like to think I'm a craft beer connoisseur. I love all types of beer from Lagers to Imperial Stouts. My favorite type of beers are Nut Browns or Imperial Reds. 

Now because I love craft beer (and being in the greatest state for craft beers in the western half of the world) I like to try as many of my local breweries as possible. My favorite of all the ones that I've been to is a super small brewery that would probably never be seen if you're driving past it. The name is Living The Dream Brewing Co. If I could describe the decor of this brewery, the word I would choose is...Coloradoesque. Their beer list is written on skis on the wall and their tap handles are ski poles! It just emanates Colorado. 

I first went to this brewery on my Birthday this past year in December while they were taking part in a Doppelbock tour. After discovering this place I had to sign up for their newsletter so I could stay in touch with all the happenings in this place. Now I haven't been back in a while, I do read their weekly newsletter. Recently, I noticed that they added a section (or changed a section) of
their newsletter to something that reads "Complete Lies About The Staff." Obviously they realized that not very many people read their newsletter thoroughly. This section is hilarious and clearly shows that the staff of Living The Dream Brewery loves their jobs and doesn't take life too seriously.

Well that's all I have to say about this place. If you're ever in S.W. D-Met, I recommend you stop in to Living The Dream Brewing Company and have one of their brews. I guarantee you won't be disappointed, and if you are...I will buy your next round.

6 Spring Style Tips For Your Home

The start of spring means its time to celebrate the season with some fresh style for your home, both inside and out! Not sure where to begin? We hope the following tips will inspire your imagination when deciding the best ways to brighten, renew and add curb appeal.


Bring The Outdoors Inside. Place a variety of natural garden-like elements such as potted plants, topiaries and moss-covered balls on mantels, floors and shelves. Accessorize with beautiful botanical prints, fresh cut fern or boxwood clippings in glass vases, dried flower or pussy willow twig wreaths, ceramic bird figurines and plates which will make you feel closer to nature.

Add a Fresh Coat of Paint. Go brighter, crisper and cleaner for spring. Start by choosing one new color such as yellow or green for an accent wall and combine with complimentary accessories which will make the room feel cohesively inviting. For your front door or shutters, try a fresh coat of a trending spring color such as Benjamin Moore’s Champion Cobalt to add instant curb appeal.

Update Bedding. Now is the time to consider some new bedding for your master bedroom, guest room, or kids room. Layer your bed starting with white and add some of the freshest colors for spring — coral, turquoise, or butter yellow. And, if your bedding is in great shape, just add accent pillows, new shams, and large European size pillows to transform the look of your room.

Get Bold With Fresh Colored Accents. Add color and texture to your entertaining areas (living rooms and patios) by switching out winter pillows with new spring colors and organic designs. Navy and white, orange and yellow, and linen pillows are great accessories to liven up any space. Don’t forget about your lamps which are also available in many different colors this season from green to orange. Add special string lighting and colorful hanging lanterns for garden ambiance in the evenings.

Refresh Kitchen and Patio Dining Accessories. Switch out dinnerware for ones with bright, garden-inspired patterns which pair well with lighter weight tablecloths and place mats in natural woven textures. Replace umbrellas that are stained and damaged with the latest trending patterns and colors. Add complimentary accent pillows along with a cozy rug for under the table. Finish off with some beachy scented candles and you’ll be reminded that summer is just around the corner!

Spruce Up Your Curb Appeal. Repair cracks in driveway, walkway, front porch steps and patios. Add personal touches to entryway with a beautiful floral swag or wreath, a new welcome mat, clusters of potted spring flowers on the porch and a hanging swing if space allows. Refresh with new accessories such as house numbers, lighting fixtures, door handles and knocker to create added appeal. Remove dead shrubs, prune bushes, and add pops of color with new annuals. Assess the condition of your lawn and decide whether to reseed or add sod if uneven and patchy. Add a generous layer of natural mulch to beds to complete the whole look.

Congratulations! You’re a new homeowner. While you may not be able to wait to move in, there are a few things you should consider tackling before hanging those family photos on the walls.


1. Change the locks – For peace of mind, it’s a good idea to change out the locks on your exterior doors to ensure that anyone the previous owners may have given a key to can no longer access the property. According to Home Advisor, the average homeowner spends between $100-$300 hiring alocksmith.

2. Paint – Don’t love the lemon yellow the previous homeowners chose for the master bedroom? Painting your new home will be infinitely easier if you can do so before moving furniture into the space. Head to your local paint store to pick up a few samples to test before committing. Take your time and be sure to view the color swatches in different lights before committing. There are also handy online visualization tool like the Benjamin Moore Personal Color Viewer.


3. Take care of your floors – Like with painting, treating and refinishing floors is much easier without furniture in the way. Costs for this project will vary depending on the size of the job, but you can estimate roughly $200 for supplies and equipment. 4. Make any necessary repairs – Does the bathtub need to be re-caulked or the tile re-grouted? Do the floor boards creak? Make a list of priority repairs and tackle them one by one. You’ll be happy you did a few months from now when other projects crop up on the honey do list.

5. Clean from top to bottom – The only thing better than a new home is a clean new home. Now is the best time to give every nook and cranny of your home a deep clean. Scrub the inside of appliances like the refrigerator, oven, dishwasher and microwave. Wipe down walls and baseboards with a damp cloth. Looking for clever ways to banish grease and grime? 6. Set up your utilities – Call your electric, gas, cable and water utility providers to make sure service is transferred to you after closing. You’ll also want to research when trash and recycling pick-up are scheduled for your zone.

7. Change your Address – While you may want those mortgage bills to be sent elsewhere, it’s important to file a change of address with the US Postal Service to ensure that all mail is forwarded to your new address following your move. Also be sure to alert friends and family of your new address. They’ll need to know where to send that housewarming gift!

Creating A Zenful Yoga And Meditation Space In Your Home



September is national yoga month, and I haven’t been to my local yoga studio once this month. However, I did make sure to designate a place for my yoga and meditation practice when I moved into my new house a few months ago. I love taking classes at my yoga studio, but sometimes it can be difficult to fit in a class during the work week. Creating your own personal zen spot at home can be the perfect remedy to releasing the day’s pressures while also having another reason to love home. Here are 9 things to keep in mind when creating your yoga and meditation space at home.

1. Choosing the location: I used fung shui to help guide me to the area of my home that I set up as my yoga and meditation spot. The front left corner of your home is called the knowledge and wisdom bagua (area), which I thought was the perfect location for my personal zen corner.

2. Flooring: If you already have hardwood floors, you don’t need to incorporate a different surface into your space. However, if you have carpet you’ll need to consider bringing in a board to place under your mat.

3. Mirror mirror on the wall: There’s no need to bring mirrors into your yoga space. If you already have them in this room, consider relocating them to another spot in your home. Why bring potential judgment of your practice (and yourself) into the space that you’re setting up for well-being?

4. Alter of thanks: Why not find a small piece of furniture to place in your yoga and meditation spot that you can place items that remind you of gratitude? Consider filling it with intentions of the commitment you are making to yourself.

5. Flora friends: Maybe you already have some house plants that might want to join you in your new zen spot, or perhaps the next time you’re in the garden center you might want to pick up a few new friends to green up your new yoga and meditation space. Either way, bringing in plant life helps improve the indoor air quality.

6. Soothing sounds: Don’t forget to find a spot for a speaker so that you can bring in those zenful sounds of nature.

7. Lighting: If your yoga spot is located in an area of the home that doesn’t get much natural light, think about adding a dimmer so you can adjust the lighting during your practice.

8. No pet zone: I learned the hard way during my first meditation at home that my cat didn’t understand why I was sitting on the floor and had to come sniff me out. Talk about jolting me right out of my skin.

9. Clearing the room: Now that you have your new home yoga and meditation space set up, be sure to clear it energetically by burning some sage in the room.

Denver Is 1 of 4 Cities To "Close The Book" On Housing Slump



Metro Denver has become the first major city in the Mountain West - and one of only four nationwide - "to fully close the book on the housing crisis" by seeing housing prices exceed pre-recession levels.

That's according to the latest quarterly "Mountain Monitor" regional economic report from Brookings Mountain West. Overall, Denver is "one of the strongest economic performers in the region," although economic growth slipped from the previous quarter, says the report, which focuses on the fourth quarter of 2014.

"At the end of 2014, house prices in Denver reached levels last seen before the Great Recession," It says. "All of its regional city peers except Colorado Springs beat the national average in terms of house price growth over the quarter, reinforcing the region's leadership in the national housing recovery." The previous Mountain Monitor Report, covering the third quarter of 2014, said the economic output of metro Denver grew more than any other city in the nation from the previous quarter, up 1.5 percent.

In Q4, the growth of the Denver area's output - the value of all goods and services produced locally - "fell back to earth after an exceptionally strong third quarter," the new report says.  Output grew by 0.6 percent, just under the national growth rate of 0.7 percent. But metro-area jobs grew by "a strong 0.8 percent to cap out a year of steady expansion," up from 0.7 percent in the previous quarter, and the local unemployment rate is nearing pre-recession levels, the report adds.

As for housing, the Mountain Monitor says that "a rapid 3.3 percent increase in home prices over the quarter positioned Denver to end 2014 with a milestone: It became the first metro area in the region to fully escape the housing crisis as prices matched, for the first time, their pre-recession levels. Denver joins only three other mtero areas from Texas in having achieved this."

Colorado Springs, meanwhile, "lost some momentum at the end of the year," the report said.  "Employment contracted by 0.1 percent over the fourth quarter - the third quarter in a row of effectively nonexistent job growth for the metro area.  After a strong third quarter, the rate of expansion in output slowed by a full percentage point to 0.3 percent. What's more, after rapid declines in the middle of the year, the unemployment rate fell by a comparatively tame 0.6 percentage points."

It also said the springs, is "the only metro area in the region where the housing recovery proceeded more slowly than it did nationally in the fourth quarter." The Mountain Monitor report is produced by Brookings Mountain West, a partnership of the Metropolitan Policy Program at the Brookings Institution and the University of Nevada, Las Vegas.  It's written by Kenan Fikro and Mark Muro of Brookings.

Denver YTD Update

I have received some market snaps of D-met from Land Title going over the entire market in detail. I have included some of the critical snaps in this post but if you would like a full detailed .pdf market snap please let me know and I would be glad to email it to you!

OK...It's not really in shambles but we are in a bit of a crisis as far as having NO INVENTORY!!! So if you have been thinking of selling I would highly recommend doing so TODAY! Because not only will you most likely get above asking...but you will be able to sell it quick and easy!

Behind The Scenes Of An Offer


The Offer: Every Coin Has Two Sides
So the buyer has finally made "the offer" on your property. For them, it's the culmination of weeks, months or possibly even years of looking for just the right place.  They've logged many miles, hours of research, gathered several opinions and may have consulted various "experts" as to what's involved with all that they want or need to do to the house.  They've reviewed the market data with their agent.  They know when you bought the property and what you paid.  They have a copy of your seller's property disclosure and have visually assessed the condition of the home cosmetically and structurally.  Based on an analysis of recent sales and local market trends, the buyer has worked with their agent to craft an offer worthy of what they hope is a positive response. 

For you as a seller, it's a milestone in a journey of keeping the house perpetually clean, living through several showings and an array of feedback on your home.  You've probably never heard so much feedback from the peanut gallery (agents and their customers).  But in the end, the buyers with this offer have chosen your home as the place to have their life happen.  It all comes down to this: will you accept, reject, or counter the offer?

What Happens Next?
The answer, of course, depends.  It depends on umpteen variables and scenarios but let's look at what happens once that offer is submitted. 

It starts with effective communication from the buyer's agent to your agent.  Sometimes it starts with the presentation of a story introducing the buyer and explaining what has led them to selecting your home.  It should be meant to entice and hopefully interest you in beginning a conversation regarding finding an acceptable price and terms that both sides can agree upon.  This helps soften the process instead of just sending in a form with a bunch of numbers, dates and legalese that don't convey any sentiment or personality behind it. 

Before Responding To An Offer, Be Sure To Ask These 3 Important Questions:
1. How much are the buyers offering and what will this offer net me?
2. How solid do the buyers look and what are the chances of this going through?
3. Are there any potential red flags or funky conditions of this offer?
Every seller has a target price or range they wish to settle on and you likely have yours.  The seller's agent is going to likely run a closing cost estimate for you that will project your costs based on the offer price made.  There are closing costs associated with selling your home and they can vary depending on where in the country you are located.  Once you know where things lie after closing expenses will help you in determining how to respond. 

From "For Sale" To "Sold"
Your motivation for determining how to respond to an offer may be driven by when you purchased the property, how much you owe, as well as other personal factors impacting your selling situation - are you effectively relocating for a job or due to a corporate directed move? Is the move as a result of a life change (marriage, birth, divorce, or death)? You may also consider how your home compares in relation to its competition on the market as well as how long your home has been on the market and if you've had any other offers. 

But in reality, as your agent will likely advise, "a bird in the hand is worth two in the bush."  The market is speaking by the nature of the offer made and it would be in your best interest as a seller to try to work with it.  Getting the conversation started on price and terms will hopefully result in a meeting of the minds between you and the buyer.  After the finer points have been worked out, you will be able to go from "for sale" to "sold" and toast to a new chapter beginning in your life.

Colorado's 23 Best Burgers AND My Review On The Best Place On This List

If there's one thing I love in this world it's a delicious burger. Nothing beats the delicious, juicy, cheesy goodness that is a hamburger.

I am proud to say that my favorite place in ALL of Denver made this list: My Brother's Bar. This place is AMAZING. It is (if I'm correct) the oldest still operating bar in Denver. It has an old timey feel that, honestly, is a little dive-bar-esc. There are no T.V.'s at all in the entire bar/restaurant which almost forces you to be social (my kind of place)! 

The bartenders know how to make the classiest of drinks and also pour the classiest of draft beer selections. My favorite part about the "bar" is that none of the brews are "main stream"...which apparently is oh-so hipster. 

Lastly, my favorite part about this place...THE FOOD!!!! I'm not going to lie and say everything here is delicious. That's not because there aren't good items on the menu, it's because I haven't tried ANYTHING ELSE but the burgers!!!! This article is going to tell you to get the "J.C.B. Burger" or the "Johnny Burger" which are fair choices...but I'm going to let you in a little secret...listen to me and do as I do and you won't be disappointed, I promise:

  1. Walk in
  2. Find a seat and get situated
  3. DO NOT EVEN LOOK AT THE FOOD MENU!!!!
  4. Order your choice of beverage: My choice is either the Fuller's London Pride or the Full Sail Amber.  Or If I'm feeling frisky, I'll order an Old Fashioned
  5. After you sip a little bit of your beverage, look up at your server and say, "I think I'm/we're ready to order"
  6. Then you say this verbatim: "I'll have a (Pick One: Single/Double) Ralphie-Johnny (Pick One: With/With Out) Onions (they are grilled onions FYI). I will also have a Combo Fries & Onion Rings."
  7. Hand the menu to your server like you just commanded the God of Hamburgers HIMSELF to walk back into the kitchen and make your burger.
  8. Once your burger arrives, unwrap it and take a big whiff of what will soon be in your stomach. 
  9. DO NOT...I REPEAT: DO NOT...PUT ANY CONDIMENTS ON IT.  That is like making it to the World Series and then using a Wiffle Ball Bat...YOU JUST DON'T DO IT. 
  10. Enjoy your burger. If you do not finish it, you are banned for life from this place. 
  11. Lastly: Respect this place. You have now been blessed by the food gods and are on holy ground.
